What can appear on an apartment move-out bill?
The final bill can include unpaid rent or utilities, permitted cleaning or repair charges, and amounts tied to notice or early termination. There is no standard U.S. move-out fee. The lease, the condition of the home and local law all matter.
Separate a charge from the way it is paid. A valid cleaning charge might be deducted from a security deposit; that does not make it a second bill to pay again. Ask for a final statement showing charges, credits, the deposit applied and the remaining balance or refund.
How much can move-out cleaning cost?
As a named provider example, TruHome Property Solutions' move-out instructions list a minimum rate of $55 per hour for required cleaning after departure. This is a published management-company rate, not a nationwide price or proof that every cleaning deduction is justified.

Assume three hours of properly chargeable cleaning at that $55 minimum, an illustrative $40 unpaid utility balance and a $1,000 refundable deposit. Cleaning would be $165; total charges would be $205. With no other adjustments, the refund would be $795. Actual hours, the applicable rate and the right to charge must all be established.
Can the landlord charge for ordinary wear?
Check your state's rules instead of assuming a price list makes every item deductible. For example, the California Attorney General says security deposits may cover unpaid rent, tenant-caused damage beyond normal wear, cleaning needed to restore the move-in level of cleanliness, and certain property restoration authorized by the agreement. It also describes a 21-day deadline for returning the remaining deposit with an itemized statement. Those are California rules, not a national deadline.
For a carpet or paint charge, ask what condition was recorded at move-in, what changed and how the amount was calculated. A full replacement price, a repair price and a cleaning price buy different work. Request the supporting records rather than comparing only the final dollar amount.
Leaving early can create a separate cost
Returning the keys does not answer whether the lease has ended or the required notice was given. Check the lease-end date, notice procedure and any early-termination agreement. Ask for a written calculation of any remaining rent or termination charge and check applicable local protections before accepting it as due.
If you negotiate an earlier end date, get the agreement in writing. Keep that document with the key-return receipt. Do not assume the security deposit can be used as the last rent payment without an agreement or applicable rule allowing it.
A practical move-out record
- Give notice in the required form and keep proof of delivery.
- Ask for written checkout instructions and any available inspection before departure.
- Compare the unit with your move-in photos and condition checklist.
- Photograph the empty rooms, appliances, floors and returned keys or access devices.
- Provide a forwarding address and request the itemized final statement.
How to question a charge
Identify the exact line you dispute and explain why, using dates and records. Ask for the relevant lease term, photos and invoices or other supporting cost records. Keep the discussion in writing. If the response does not resolve it, a local tenant legal-aid service or housing agency can explain the rules and deadlines for your location.
